Virgin Industrial Park - Phase II West Olive

IndiCap and Rockefeller Group are partnering on a new 552,000-square-foot Class A cross-dock industrial development at West Olive Avenue and North Reems Road in Glendale. The partnership follows the sale of the 34.1-acre site by IndiCap and Invesco to Rockefeller Group, with construction scheduled to begin in Q4 2026.

The project will feature a 40-foot clear height, 90 dock-high doors, four drive-in doors, 195 trailer parking spaces and 521 car parking spaces. The development is positioned to serve modern logistics, distribution and manufacturing users seeking large-format industrial space in the West Valley.

The project comes as vacancy for 500,000- to 1 million-square-foot industrial space in the West Valley has declined to 3.6%, highlighting the limited availability of large-format product in the market.

The development also builds on IndiCap’s experience in the area through Virgin Industrial Park, a 111.7-acre master-planned industrial development featuring three Class A buildings totaling more than 1 million square feet. All three buildings were delivered in 2024 and are now fully leased.
